Buying Colorado Springs and Fountain Real Estate

Why think about Resale?

Our Home

When Buying a Home in Colorado Springs, it’s important to consider what it will take to resale the home in the future.  This is going to take a little extra effort when you Search Homes for Sale in Colorado Springs.

This DOES NOT mean not to buy a home that fits your families needs. Just take future buyers into consideration, so that when you’re ready to sale, it will be that much easier.

Let’s start with location. Is the Colorado Springs Neighborhood your looking at in high demand? How long has it been a desirable place to live? How about a few years from now, will buyers still be interested? Are there plenty of services in the Colorado Springs Neighborhood you’re looking to buy your home in?

Will your home be in a Colorado Springs Area that attracts young buyers? If so, consider buying a home with a yard, that’s not close to a busy street. When older ones live in the area, you may want to consider buying a one level home.

It’s always good to avoid buying a home in Colorado Springs that  is outdated. For instance, maybe the home only has one bathroom or electric baseboard heating.

However, cosmetic updates are easy.  A fresh coat of paint, new appliances, and new light fixtures can make a big difference.

What else do buyers look for in Colorado Springs? Here are a few:

  • Two Car Garages

  • A Mountain View

  • Short Distance from Military Bases

  • Close to Shopping

  • Attached Master Bathroom

Most importantly, this is your home, so make it practical for your family first. Just keep in mind that most folks move about every 3-5 years, so resale is an important factor to consider when Buying a Home in Colorado Springs.

A Good Colorado Springs Neighborhood is in the Eye of the Beholder

A good Colorado Springs Neighborhood is in the eye of the beholder. What do we mean by this? When showing Colorado Springs Real Estate to buyers, a very important step is for the buyer to choose which area suits them best. This isn’t a decision for the Colorado Springs Real Estate Agent to make. Remember, what is one man’s trash, is another man’s treasure, and vice-versa.
Colorado Springs Real Estate Agents can NOT steer buyers in one way or the other when it comes to which neighborhood is the best. However, buyers are advised to do their research on neighborhoods when they start their search for Colorado Springs Real Estate. It’s much better to notice problems in certain areas BEFORE you move in.
Here are a few great ideas to get you started on your Colorado Springs Neighborhood Search:
  • Once you have figured out the price range of homes you can afford, start searching areas with homes in that price range.
  • Check out local schools and discuss performance, safety, and other concerns you may have with the Principle of that school or the District Administration. This may help you decide if the neighborhood is right for your family.
  • How are the conditions of the homes in the area? Are they well kept? Are the yards well maintained? Is parking out of control?
  • Ask friends and family what they think about a particular area in Colorado Springs. Visit a police station and ask about the crime rate.
  • Always visit the neighborhood. A good time to drive through the area is during the weekend, as well as late evenings. What do you observe? Is it something you can deal with everyday?
  • Don’t hesitate to speak with folks out in their yards, they already live in the area. Your quality of life may depend on how the neighbors treat each other.
  • Take a stroll around the block. How does it feel? Safe and comfortable? Are there children so your kids can make friends? How about the noise level?
  • Test the commute. How long does it take you to get to work? How far away are grocery stores, gas stations, schools?
With so many different areas in Colorado Springs to choose from, your family is sure to find one that fits your needs. Below are a few different Colorado Springs areas, check them out:

Open Space in Colorado Springs, an Escape from the City

“To me a lush carpet of pine needles or spongy grass is more welcome than the most luxurious Persian rug.” - Helen Keller

Many Colorado Springs residents, including our family, would agree that we love the amount of open space our city has. Take for instance the 318 acres at Stratton Open Space, located just behind Cheyenne Mountain High School on the Southwest side of Colorado Springs. Our family hiked the area about a month ago; it seemed as if we were in the middle of the woods! We didn’t hear a car, see a house, or even run into another person for a good 30 minutes.
Just yesterday, the Colorado Springs Gazette had an article saying that the city will purchase prime Colorado Springs Real Estate on the Southwest side and leave it as Open Space.
It’s amazing how important a Mountain View is to home buyers purchasing Colorado Springs Real Estate, and funny how fast we all seem to forget they’re there. Open Space in Colorado Springs improves our quality of life and reminds us just how beautiful our natural surroundings really are.
What’s your favorite place in Colorado Springs to hike, bike, picnic, run, rock climb, or just enjoy nature? Leave a comment!

Downtown Colorado Springs Chalk Art

This was an exciting find! Whoever the artist was did an amazing job. The sidewalk just outside the Pioneer Museum in Downtown Colorado Springs was covered with chalk art, and I couldn’t help but take a picture!
