Is Your Colorado Springs Home Ready for a Spring Sell?
Spring is the time of year that Colorado Springs Real Estate buyers will start to come out of the “wood works” so to speak. Many First-Time Home Buyers will be taking advantage of the $8,000 Tax Credit this year and want to buy a home before school starts in fall. Here are a few ways to make your Colorado Springs Home stand out from all the others on the market this Spring.
1. When searching for Colorado Springs Real Estate for Sell, many home buyers start their search on the Internet. This means that you need to update the pictures of your home to reflect the Spring season. Green Grass is always better than brown, and flowers are always better than none (even in a pot). Think Curb Appeal.
2. Spring is time to clean. When was the last time you gave your windows a good washing? How about your decorative mirrors? Are your floors spotless? Colorado Springs Real Estate buyers are drawn to a home that sparkles inside and out; and clean mirrors will reflect more light in your home.
3. Take care of Spring Lawn Maintenance. Rake the yard and get rid of all the dead leaves and debris; trim the trees and bushes if needed.
4. Buy flowers! Everyone is eager to see color after a long brown winter in Colorado Springs. Place them in the entry way to make your home more inviting.
5. Clean your drapes, curtains, and blinds. When showing your home on a warm day, leave a few windows open to give it a “spring” feel with fresh air.
6. Fresh cut flowers will add color and fragrance to your Colorado Springs Home when showing this Spring.
7. Lighten up rooms with Spring colors. Replace towels, linens, throws, and sofa pillows with light colors. Stage your home for the season.
8. Don’t ignore the competition! What are other Colorado Springs Home Sellers doing to Sell their Home Faster?
It’s a tough market, but Colorado Springs Real Estate is still selling. Make your home worth buying… market it right, price it right, and show it some LOVE.

Small Fixes can make a Big Difference…

What is going to help Sell your Colorado Springs and Fountain Real Estate faster? Work. Be prepared to put in a little elbow grease. Small repairs to your home will help it show better and sell faster.
- All Colorado Springs and Fountain Home Owners have a “To Do” list. Well, Do It! Fix the leaky faucet, replace the outdated light fixtures, fill the holes in the wall, etc. It may help if you invite an honest friend over to tell you what looks terrible and needs some TLC. Whatever it is, do not put it off any longer, and repair it now.
- Many Colorado Springs and Fountain Home Owners have benefited from a pre-listing inspection. This will find any major problems. Once the problems are repaired, buyers will have a calmer heart knowing they have already been taken care of.
- Get rid of the clutter! Clutter is such a turn off; you do not want buyers focusing on the mess instead of the house. If you can, rent a storage space or use a friend’s garage (a test of true friendship).
- Depersonalize! Put the knick knacks away. Give the buyer a chance to imagine the house with their own belongings.
- A fresh coat of paint is always refreshing; make sure that it is a neutral color. Buyers want a new canvas to start on.
- How is the flooring? If it is old and stinky, replace it. If it is just dirty, clean it. If it is pink…I hope it is not pink, neutral colors work best.
- Clean. Clean well. From top to bottom. Remove cobwebs, dust fans, clean the blinds, wash the walls, and scrub the baseboards, bathrooms-spotless, kitchen-spotless, you get the point.
- Stage the house. Rearrange; even remove some furniture if you have to. You want the rooms to appear as large as possible. Is your formal dining room currently a work-out room? Probably not a good idea when you are trying to sell.
- Sexy curb appeal. You want your home to look just as great outside as it does inside. Remove the extra garbage cans, building materials, rusty ladders, dog poop, toys, etc. How does the paint or stucco look? If your fence is in terrible shape, consider getting a new one. How about the landscaping? Prune the bushes and trees, get rid of weeds, keep the lawn freshly cut, and remove anything dead (including the mouse your cat brought you). If the yard needs a lot of attention, maybe this is a good time to consider Xeriscape.
Improve the condition of your Colorado Springs and Fountain Home without breaking the bank, and help it show better and sell faster.
